Thinking about remodeling? Great! Have you stopped to
consider your costs? They can really add
up in a full home remodel. Here are a
couple of tips to make sure your home renovation goes as smoothly as possible:
Don’t Overspend! Don’t be tempted into constant upgrades.
Discuss the budget with your contractor/handyman BEFORE they start…that way, as you approach your budget, both you and the contractor can keep the project going.
Keep projects on time. Do what you need to in order to help your contractor, but stay out of their way too. Constant upgrades or changes of mind will only add to your budget.
How much should a remodel cost? Do you know? I do…it is, after all, part of my business. For this example, let’s remodel a 2,000
square foot home:
Wood floors – You should expect to spend between $3-5 per
square foot on materials, and another $3-10 for installation. Getting some fancy design installed? You’ll be closer to the high end. At the bare minimum, on floors, you’re doing
$6,000 on Materials and $4,000 on installation.
Total for floors - $10,000
Countertops – Granite is the going trend right now, as has
been for quite some time. In an average kitchen
you can expect to get a granite countertop,
installed, at about $3,000-4,000
Cabinets – The Home Depot has a nifty little online
tool. In an average, L shaped kitchen,
for regular white cabinets, you can click
here, and see the “good” “better” “best”
comparisons, with prices ranging from $5,100-8,600. You can expect another $1,500-2,500 for
installation. Again, let’s go
bare
minimum, total on cabinets $6,600
Painting –
Exterior. Depending on the materials used, the painters, and the size of the home,
this can vary greatly. On our average
2,000 square foot home, you’d be looking at $2,000-3,000. Multiple stories or taller homes will cost
extra. Again,
bare minimum of $2,000
Windows – Our average 2,000 square foot home will probably
have about 8-10 windows, although newer homes are putting a higher emphasis on
natural light, so you may have more. You
can expect a bill of about $300-500 per window, the bare minimum here is $
2,400.
So, we aren’t entirely done here. Front door, sliding glass doors, crown
molding, painting the rooms, lighting, electrical, plumbing, appliances,
showers and baths, toilets, and on and on and on. This post can go a lot longer, but just on
these few points that I touched,
at bare minimum, we spent $24,000. These are the types of decisions you should
consider when buying. Will you be okay with
spending that extra money, or would you be open to a brand new home, with
