generally display a wide open layout.Perfect for entertaining, large families, and a sense of “togetherness”
Updated building codes
Older homes were built to different building codes. When I purchased my home, it was built in
1982…its this great home on a quarter acre, that we’ve put a lot of work
into, in a great part of town…but, for instance, the first thing we had to
do, even prior to closing, was have the electrical panel, once regarded as
cutting edge, replaced, in order to even get financed. With so many natural disasters, building
codes have been strengthened to make sure the new homes are much stronger, with
better build quality than previous homes.
Warranty
One of the nice things is that with new homes, the vast majority
tend to have warranties on them. This
ensures stress free living in case anything were to ever breakdown on you.
Incentives
Another great thing about new construction, the vast majority of
builders are taking care of part or all of your closing costs, which saves
you a lot of money. Another good one
is that many of them generally offer upgrades, or “flex cash” to allow you to
pick and choose what upgrades you would like to make to your home.
Efficiency
Again, back to the building codes issue…plain and simple, many
of the materials used in today’s new construction is much better quality,
much more efficient, and much more user friendly. Most new homes will generally be between
30-60% less expensive on the utility payments, just because of the improved
materials and build quality.
