When considering which upgrades you want to make on your home, often times, it is easy to think about the obvious…upgrade the floors, paint, appliances, etc. Do you know which ones get you the most bang for your buck?

Curb appeal/landscaping – Easy one…I mean, its Florida. We live in outdoor weather. Sure, a lot of the time its hot, but we tend to spend more time outdoors than most other people. When selling your home, the curb appeal will be the absolute first thing your potential buyer sees. You want to make it inviting, and refreshing. Make sure it leaves a good first impression, and you will see a great return on this investment.
Doors and windows – So you spent good money on the curb appeal…you got some beautiful palms for out front, did some nice rocks or mulch, made sure your grass was perfectly manicured…and you’re going to have your buyer’s come up to some rickety old door? Upgrading your doors and windows are an easy upsell, especially for older homes with the single pane set ups. New windows are much more energy efficient, and guarantee you will see your money back.
Upgrade your insulation – Speaking of energy efficiency! Its hot here in Florida. Our air conditioners work hard to keep us cool…and although this isn’t a “sexy” upgrade, such as granite countertops or wood floors, this is an upgrade that’s guaranteed to maximize your home’s efficiency, making your AC not work so hard, putting more dollars, long term, in your buyer’s pockets, which will, in turn, put more dollars, at sale time, in YOUR pocket!
Kitchen – Let’s face it. Despite what we may think, this is the room that probably gets the most attention when selling your home. Most of the other rooms are pretty simple, compared to the kitchen. Upgrading your kitchen with some good cabinetry, countertops, lighting, and appliances, will always maximize your return, JUST AS LONG as you don’t go overboard with your budget.
Bathrooms – Studies have proven that the bathrooms are the rooms that always get the most return for your money when upgrading. While floors and paint colors may be easy to replace, not many people want to move into a home knowing they will have to completely redo an old bathroom. Upgrading these in your home will definitely be well worth it.
