When it comes to working with buyers, oftentimes, the same
situations come up. Sure, we are
all different and unique and have our own set of circumstances, but the process
of buying is such that the same common themes come up. These are three of the most important
things for homebuyers to consider:

Hire an Agent. Look. A professional at the bank handles your money. A professional at the dealership writes your contract when you purchase your car. For what will most likely be the largest transaction of your life, which, for 95% of us, it is…do you really not want to have a professional by your side, advocating on your behalf?
Consider your mortgage payment. Most banks look for your mortgage payment to be 28% or less than your total monthly income. Sure, there’s exceptions to every rule, but generally, this is where you want to be.
Be honest with yourself. I get it. We all watch the home improvement shows and think to ourselves “I could do better.” And you may be right…but will you? If you’re working 50-60 hours a week, and your off time is spent driving the kids to and from the fields for practice and games…how much time do you actually have left to “do better?” By that same token, if your entire life is concentrated in one part of town, or in one area, why look at homes that are an hour away? IF you save any money on your mortgage, it will be spent on gas and car repairs, not to mention, and most importantly, time.
