Orange County Florida continues to boast a strong, stable
housing market. Although less homes were
sold in September, with 1,140(-175) than August with 1,315, this is the normal
trend for this time of the year.
The most active price category, as its been for the majority
of the year, was the $200,000-249,000, with 200(-51) homes sold, compared to
251 for August. Second most active was
$250,000-299,000, which saw 196(-21), less than August with 217. Sales of luxury homes over $1,000,000 were
only slightly down, with 27(-2) in September, versus 29 for August. Sales of luxury homes over $700,000 were also
down, as September sold 57 (-13) while August sold 70.
Again, the majority of homes sold within 30 days. September saw 622, or 54.6%(-2.1%) of its
1,140 homes sold within 30 days, while August saw a slightly higher percentage,
56.7%, 745 of its 1,315 homes sold within the same time frame.
Continuing to show a strong market for investors, September
saw 271, or 23.8%(-.4%) homes purchased with cash, compared to August with 318,
or 24.2%. There was an increase in homes
purchased with conventional financing.
519, 45.5%(+2.2%) of the 1,140 homes sold in September were with
conventional financing, compared to 569 of the 1,315, 43.3% for August. Homes purchased with FHA financing saw a
slight decrease, as 213 or 18.7% (-1.7%) of the sales were with FHA. August saw 268, or 20.4%. Homes with VA financing stayed almost
constant, with 49, 4.3%, compared to August with 58, 4.4%.
So what does this all mean?
Again…it goes to show that Central Florida is still one of the best bets
in the country for Real Estate. Almost 1
in 4 homes purchased cash, the vast majority within 30 days. The fact that almost 46% of homes sold with
conventional financing is an economic indicator of a strong market and stable
economy in Central Florida.
Buyers…you’ve got to be ready to play big league ball. Your offers must be as strong as
possible. You must make yourselves the
leading candidate in your home search, and that starts by working with an agent
