So you’ve decided to set your home up for sale.  Maybe you’re upgrading to a new home, or downgrading to something smaller.  Great!  Although this can be a highly stressful time, there are a few things you can do to make sure the sale of your home is as stress free as possible.

1.  Price it appropriately.
  In Orange County, close to 60% of homes are selling within 30 days.  In order to make sure your home is sold, it must be priced appropriately.  If it goes beyond 30 days, odds are you’re overpriced.
2.  Clean your home.  In order to sell your home for its maximum value, it has to show well, which means your home must look and smell clean!  Dirty homes sell for less, because it gives buyers the impression that your home is not worth as much.
3.  Stage your home.  There’s a reason companies hire interior designers.  There’s a reason home staging has turned into such a big market.  Making your home as inviting as possible, by possibly rearranging furniture, painting walls, etc, can go a long way.  
4.  De-personalize.  This sounds strange…it’s a home…right?  Homes are supposed to have family heirlooms, family portraits, etc.  Sure, they are.  The problem is that if you put way too much of that on your walls when trying to sell, there’s a good chance that buyers may not feel like they are walking into their next home, they may still feel like they are still walking into your home.  They may feel like visitors instead of owners, which is the opposite of what you are trying to achieve.
5.  Outdoors.   Any kind of outside clutter makes your home less inviting.  You don’t want buyers looking at negatives about your home, before they even enter!  Plant some nice shrubs, maybe a nice, low maintenance flower bed.  Make sure your driveway and walkways are clean, and get your home pressure washed.  It will go a long way.
