The Fall season continues its natural consistency in the Real Estate world here in Orange County. Over the month of September, 1,161 single family homes sold in Orange County, which is a drop off from August’s 1,244(-83). As it stands, Orange County continues to show its consistency throughout the year.
Following the same trend as August, and the rest of the year, the most active price range for homes sold in Orange County for the month of September was the $200,000-249,000 price range, which is a slight fall of from August 234(-17) homes sold in that category. This has been the highest performing price range in Orange County all year.
Following suit with all other months of the year, the second most active price range was the $250,000-299,999 price range, boasting 167 sales, just a bit less than the month of August, 172(-5). Sales of homes over $1 million stayed relatively stable, at 25 sales, while August had 27(-2).
Of the 1,161 homes sold, 562 were 4 bedrooms, and 530 were 3 bedrooms. This has been a particularly consistent trend, as larger homes have come into a slightly higher demand.
More interestingly, homes did take just a bit longer to sell. Where in August, 49%, or 612 of the 1,244 homes sold within 30 days, for the month of September, 47.8%, or 555 of the 1,161 sold within the same time frame. There was a slight uptick in homes sold within 60 days. For August, 232 of the 1,244, or 19.2%, went in 31-60 days, while September say 232 of the 1,161, 19.98% sell within that time frame. Most interestingly were homes sold within the 61-90 day category. For August, 135, or 10.86%, compared to September, at 150, or 12.91%.
Continuing to signal a strong investors market, 354 of the homes sold in September were paid in cash, which is even a move up from August at 336(+18). Conventional financing saw a sharp drop, from 511 in August to 440 in September(-71), while new FHA financing also experienced a rather dramatic drop, from 283 in August to 247(-36) in September. New VA financing loans saw a slight increase, from 51 in August to 60(+9) in September.
