So, you were set to sell your home…inventory was low,
meaning there’d be increased competition for your home. Buyers had the convenience of some of the
lowest rates our country has ever seen, and the economy…and the Real Estate market…was
rolling along.
Enter Coronavirus.
Now what?
There’s good news to be had in this seemingly difficult
situation. Your home can still
sell! In fact, over the last 30 days,
right here in Orange County alone, 1,470…nearly 1,500 homes have sold! If you want to sell, this virus certainly
will not stop you from selling or even getting top dollar. There are just a few things you have to do:
- Emphasize on the aesthetics – There’s a heavy emphasis on virtual showings and virtual tours right now in Real Estate in Orlando, for obvious reasons. Make sure you clear out the clutter, make your home as show ready as you possibly can, to include landscaping, paint, and decluttering. All these things are things you should be focused on if you want to sell anyway, but you should picture someone watching a video of your home…what would they think? ***Helpful hint – pull out your cellphone, do a video walkthrough of your home, and play it back and watch it…what stands out? As a matter of fact, send it to me, or let me do the walkthrough for you! I’d love to help you sell.
- Don’t fret over price – As I stated previously, nearly 1,500 homes sold over the last 30 days alone just in Orange County. That just goes to show how strong Real Estate in Orlando has been over the last few years. Historically speaking, the majority of homes sell in less than 45 days.
- Professional Photography – If someone shows up to your home saying they will sell your home, and they pull out their cell phone to take photographs…cancel whatever contract you have with them immediately. This is actually a pet peeve of any quality Realtor® in Orlando…you’re trusting us with selling your home…we’re going to make a good bit of money off of it…a Realtor® should be able to take quality photography or hire a photographer to capture your home the right way. Anything less should be unacceptable. This is under normal circumstances! Now, with emphasis on virtual showings and the like, its magnified even more.
- Hire the right agent – So, if you click around on my site enough(thanks for visiting my website by the way) you’ll see, I’m not just a Realtor® I’m also a Real Estate Coach. I’ve coached several hundred other Realtors® in Orlando, and I can tell you from experience…we are not all the same. Some are better with numbers, some have better people skills, some are better negotiators…the list goes on. I’ve had agents who I’ve had to personally sit with and teach how to turn on their own computers, believe it or not! During this time, you want to make sure your agent knows what they’re doing when selling a home virtually. Are they doing a video walkthrough? Do they even know how? Will they do a virtual Open House? Do they have the capability to even have one? Your agent must know how to navigate these unique situations.
